RCMP and Military Relocation to Edmonton: What You Need to Know
I've helped dozens of RCMP members and Canadian Armed Forces personnel relocate to Edmonton. The posting process has its own rhythms, its own pressures, and its own paperwork — and the real estate side of it needs to work within those constraints.
This guide is for members who've received posting orders to Edmonton and want to understand what the process looks like on the ground.
Edmonton's RCMP and Military Presence
Edmonton is a significant posting location for both the RCMP and the CAF.
RCMP: The K Division (Alberta) headquarters is in Edmonton. The city has multiple detachments and specialized units. Posting to Edmonton typically means working in K Division HQ, a city detachment, or one of the specialized units based in the Edmonton area.
Canadian Armed Forces: CFB Edmonton (Garrison Edmonton) is one of the largest military bases in Canada, home to 1 Canadian Mechanized Brigade Group and multiple support units. The base is located in the north end of the city, near the community of Griesbach.
Understanding Your IRP Entitlements
The Integrated Relocation Program (IRP) provides financial assistance for members relocating on posting. The specifics of your entitlements depend on your rank, family situation, and the distance of your move.
Key IRP components relevant to home purchase:
Real Estate Commission: IRP covers real estate commission on the sale of your current home and, in some cases, assistance with purchase costs at the new location. Confirm your specific entitlements with your relocation coordinator.
Home Equity Assistance: If you're selling a home in a declining market, there may be provisions for equity protection. This is worth understanding before you list.
Temporary Dual Accommodation (TDA): If you arrive before your family or before your home is ready, TDA covers temporary accommodation costs for a defined period.
House Hunting Trip (HHT): IRP typically covers one house-hunting trip for the member and spouse/partner. This is your opportunity to visit Edmonton, tour neighbourhoods, and ideally make an offer. I work with many members on their HHT — the goal is to make those 3–5 days as productive as possible.
Important: IRP rules change, and your specific entitlements depend on your posting message and personal situation. Always confirm with your relocation coordinator before making assumptions.
The Timeline Challenge
The biggest challenge for posting members is time. Posting messages often arrive with 60–90 days' notice, sometimes less. You need to sell your current home, find a new one, and coordinate a move — all while continuing to do your job.
A few things that help:
Start early. As soon as you have a posting message, contact a REALTOR® in Edmonton. Even if you're months away from your HHT, early conversations about neighbourhoods, schools, and the market save time when you're on the clock.
Use your HHT strategically. Your HHT is not a sightseeing trip — it's a decision-making trip. Come prepared with a shortlist of neighbourhoods, a clear sense of your priorities, and ideally pre-approval in hand. The goal is to make an offer before you leave.
Consider possession date flexibility. In Alberta, possession dates are negotiable. If you need a specific date to align with your posting, that's a legitimate negotiating point. I've helped many members structure offers around hard move dates.
Neighbourhoods Near CFB Edmonton
If you're posted to Garrison Edmonton, proximity to the base is often a priority. The base is in the north end of the city, near the communities of Griesbach and Castle Downs.
Griesbach is a master-planned community built on the former CFB Edmonton lands. It has a strong military community feel, good schools, and is literally adjacent to the base. Many CAF families choose it for the community and the commute.
Castle Downs / Castledowns — the broader north Edmonton area has affordable housing and reasonable commute times to the base.
St. Albert is a popular choice for CAF families who want excellent schools and a strong community feel. The commute to the base is 20–30 minutes depending on traffic.
For RCMP members posted to K Division HQ (south side of the city), the south end neighbourhoods — Windermere, Terwillegar, Riverbend — are popular for their schools and family-friendly character.
Buying vs. Renting on Posting
This is a question I get from almost every posting member: should I buy or rent?
The honest answer depends on how long you expect to be in Edmonton and your personal financial situation.
Arguments for buying:
- Edmonton's market has historically appreciated steadily
- Mortgage payments are often comparable to or lower than rent for equivalent space
- You build equity rather than paying a landlord
- IRP may cover some purchase costs
Arguments for renting:
- If you're likely to be re-posted in 2–3 years, buying and selling in a short window carries transaction costs
- Renting provides flexibility if your posting changes
- You avoid the stress of selling on a tight timeline
Many members I work with buy if they expect to be in Edmonton for 3+ years and rent if the posting is shorter or uncertain. But there's no universal right answer — it depends on your situation.
